We like funding Church loans. However, our niche is making Subprime Church loans. What is a Subprime Church loan? These are loans that Banks don’t want to make because the Church property is older or it was originally for another purpose.

 

Examples:

 

The Church property could have been a former single family residence converted to a church, as the one in this picture you are now viewing; it could have been a former retail building now converted to a church; a former industrial building; or an older church building with deferred maintenance. Our main criterion for funding a land loan is that the land is not speculative in value.

The land must have a current use that gives it value or it is developable in the near future.

Unproductive, speculative vacant land is not what we want as collateral for our loans.
